Do I need a home inspection?
Yes. The standard CAR forms used in CA for buying single family homes state that this will be an "as is" sale. Buying a home "as is" is a risky
proposition. Major repairs on homes can amount to thousands of dollars.
Plumbing, electrical and roof problems represent significant and complex systems
that are expensive to fix.
How do I find a home inspector?
When the time comes, I can recommend a couple of local reliable home inspectors. Know that a home inspection will cost about $300. Naturally, you are welcome to hire your own home inspector, just make sure that inspector is familiar with "mountain homes" in SoCal. For example, some inspectors won't know the local code and may not know what "snow load" is or where the "stop-n-waste" value is.
What's a home inspection?
A home inspection is when a paid
professional inspector -- often a contractor or an engineer -- inspects the
home, searching for defects or other problems that might plague the owner later
on. They usually represent the buyer and are paid by the buyer. The inspection
usually takes place after a purchase contract between buyer and seller has been
signed. The inspection will take about 2 hours and cost about $300.
